Changeover normally takes place on a Saturday unless special arrangements are made.
Guests are invited to arrive from 4pm onwards on the first day of your stay.
At the end of your break, the cottage must be vacated by no later than 10am please.
A deposit of 20% is payable upon booking and the balance is due eight weeks before the start of your holiday
All bedding is provided with the exception of cot bedding. If a cot is required, please request one at the time of booking.
There is no mains gas in the village and the cottage is all electric. Electricity is charged for at cost based upon usage.
Guests are invited to bring along their own personal and tea towels.

Terms and Conditions
All bookings are subject to the following terms and conditions :-
1. The Hirer
The person booking the certifies that he/she is authorised to agree the Booking Conditions on behalf of all persons in the party. The person booking the property must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age or from all male groups.
2. Payment
Bookings will be confirmed upon receipt of a deposit of 20 percent of the rent for the period for which the cottage is booked. The balance of the rent must be paid 56 days (8 weeks) before the commencement of the holiday. Non-payment of the balance of the rent on or before the due date shall be construed as a cancellation of the contract by the Hirer. The full rent is payable if the occupation date is less than 56 days (8 weeks) from the date of booking.
3. Hirer’s Obligations
To declare and pay for any breakages, losses or damage to the property before departure.
To take all reasonable and proper care of the property and leave it in clean and tidy condition at the end of the holiday. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy and in the original location. The Hirer is responsible for any additional cleaning costs incurred which shall be charged at £11/hour or part thereof.
To permit the owners or their agents reasonable access to the property to carry out any urgent maintenance.
Not to sublet or share the property except with persons nominated at the time of booking. The maximum occupancy for the cottage is six and must not be exceeded. In the event that more than six people are found to have resided at the cottage, an additional charge of the weekly rental charge divided by three may be levied by the Owner for every additional person who has stayed at the cottage.
4. Pets
Unfortunately, we do not allow Hirers to bring any pets with them to this holiday cottage. In the event that it becomes clear that a pets has stayed at the cottage without the Hirer’s explicit consent, the Hirer will be charged £100 per week for each and every pets which has stayed at the cottage. If any damage occurs or animal waste is left behind by pets, heavy charges for remedying the damage or removing the waste will be charged to the Hirer.
5.Safety
Every reasonable effort has been made to indicate possible safety hazards at the property description. However. it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Please read and respect any warning/hazard/restriction notices that have been placed in the property.
6. Arrival & Departure Times
Properties are normally only available after 4pm on the day of arrival and must be vacated by 10 am on the day of departure please.
7. Bed Linen
Bed linen is provided and beds are fully made up and ready for your arrival. However, personal towels, tea towels and cot linen are not normally provided. Any damaged or badly stained bed linen will incur additional cleaning or replacement charges.
8. Electricity Consumption / Coal / Logs
In booking the cottage, the Hirer agrees to make payment for all electricity consumed during their stay at the cottage. Start and end readings must be taken by the Hirer and these electricity consumed will be charged for by the Owner at the end of the stay based upon cost price to them. The charge will include the standing charge incurred for the period of the stay. The Owner agrees to demonstrate the appropriate charges from a recent bill should the Hirer request that this be done. All electricity charges must be paid within four weeks of the charge being notified to the Hirer by e-mail or post, otherwise an administration charge of £50 will be added to the bill along with interest charges which will be levied from the date the cottage is vacated until payment in full is received of all charges, at the rate of 5% above the base lending rate for the time being of Barclays Bank PLC.
The Owner may make available bags of logs and coal for use at the cottage at their discretion. If the Hirer uses any bags of logs or coal or part thereof, they shall pay to the Owner £4.00 per bag of logs or £8.00 per bag of coal before vacating the cottage.

The owner of this website do not warrant that the information contained on the site is completely correct or up to date at all times. The owner reserves the right to amend any part of the site and shall not be held liable for error or omission at any time.
